Pricing your home to sell is very important
If the price is too high and the prospective purchaser does not find the value compared to the prices of other houses in your area, the house will not sell and eventually this will lead in a reduced sale price. Please appreciate that we do not set the value of your home. The value of your home is what a willing buyer will pay in the current market. Our Valuation is merely a guideline. |

Effective marketing
In order for us to effectively market your home, we would prefer a sole mandate for a period to be discussed and agreed between us. This gives us time to negotiate the right agreement, source the right buyer and advertise your home extensively. You will also be protected to fall foul to a double commission claim and ensure that you achieve the highest price for your home and will be assured of undivided attention. If, however you prefer more agencies to market your property, the open mandate to sell your property will also get our undivided attention and dedication. Be assured that all our clients are treated like gold. |
The Transfer Process
The transfer process follows a series of successive stages, the elapsed time of which may vary. Generally, the following processes apply: |

6 Weeks for a cash transaction |
|
Within normal circumstances, 2 months, which includes a bond approval |
|
If conditional upon the sale of the purchaser's property (within one month), approximately 3 months |
|

We facilitate the conclusion of the Agreement of Sale between the Purchaser and the Seller
-
After the deposit has been made by the Purchaser, the original Agreement of Sale is handed to the Transferring Attorney , a copy is given to the Purchaser, and a copy filed by us

We lodge the mortgage loan application at one or more Bank on behalf of the Purchaser – if required
-
The property is inspected to obtain Beetle-free and Electrical Clearance Certificates

The Transferring Attorney draws up transfer documents (Power of Attorney & Transfer Duty Declaration) and signed by both parties
-
The Transferring Attorney obtains a rates clearance certificate from the local authority (municipality/metro council)
-
Transfer Duty is paid to Receiver of Revenue (6 is submitted), Transfer Duty Receipt is issued

Purchase signs Loan Documentation with the Bank after the Mortgage Loan is approved by the Bank
-
TA lodges all documentation at Deeds Registry at the same time as Bond Documentation is lodged by the bank’s conveyancer

The Deeds Registry advises that Transfer and Bond are ready for registration, and the balance of purchase price is payable. If not available, registration is delayed and postponed for 3-4 days. If money is not forthcoming, the deeds are rejected until re-lodged. The purchaser may be “put to terms” and if money is still not forthcoming, legal action may be proceeded with against the purchaser

The processed Title Deed issued upon registration, will be handed to the bank’s attorneys in the event of a mortgage registered over the property, or to the purchaser if no loan was used to settle the purchase price

Purchaser will obtain transfer of property and become owner of property – property will be registered in purchaser name on a new deed of transfer called a Title Deed
